LAUNCH OF WEST COUNTRY PROPERTY PORTFOLIO

Equus expanded our regional coverage to take on country and equestrian properties in the South West Counties of Wiltshire, Somerset, Dorset, Devon and Cornwall.

Equus decision to build a property portfolio in these areas came as a result of the upsurge of interest from buyers keen to relocate from the South East ‘commuter belt’ and move further west to more remote rural locations. Historically there has always been opportunities to get more for your money in the south west, but more importantly the horse riding is infinitely better.

SET UP OF PLANNING & DEVELOPMENT PARTNERSHIP

Equus has set up a partnership with a number of specialist planning consultants to focus on maximising opportunities for additional properties / development on country and equestrian properties with land.

 REMOVAL OF AGRICULTURAL OCCUPANCY TIES

 Equus, along with one of our planning consultants, have been involved in the successful removal of ‘Agricultural Occupancy Conditions’ on two properties, one in Kent and the other in Surrey.

As a result of removing the agricultural ties, a sale has been negotiated on each property which are now under offer. This means that the long-term owners now benefit from a substantial financial uplift in value as a result of the properties being free of the ‘restrictions.’

 HIGH VALUE PROPERTY SALE DESPITE ‘BREXIT’ & ONEROUS STAMP DUTY (SDLT)

 Having taken on a property with a value of over £3m Equus successfully negotiated on the sale of the property despite ‘market conditions’ and advised the same client in the sale of a significant parcel of the land to another land owner. All concerned will be in their new homes by Christmas.
