EQUUS UP-DATE - Viewing protocols and Property Inspections / Valuations
As you may be aware by now, as from Wednesday 13th May 2020, Estate Agents and the general property market have been allowed to return to work BUT follow the strict guidelines set out by the Government on the above date. These guidelines may be subject to change and therefore it is your responsibility to follow any future changes made by the government in this respect.
This means Equus Property can now carry out market appraisals / valuations / property inspections.
It also means we can book viewings into properties providing the house owners wish this to happen at this current time in the Pandemic.
Apart from the 2m Distancing rule and Stay Alert message as of writing I can only pass on what is common sense; However, it is at the vendors discretion whether they wish to have viewings or not at this stage of the Virus.
AS A REMINDER GOVERNMENT GUIDELINES STATE THAT YOU SHOULD NOT ALLOW ANYONE INTO YOUR HOME IF YOU ARE SUFFERING FROM COVID-19, OR HAVE ANY SUSPECTED SYMPTOMS OR ARE A VULNERABLE PERSON IN ANY WAY OR FORM
GUIDELINES FOR SELLERS - on visits to your property
Have ALL doors open in the house and open gates to the land and doors where necessary to view the stables/outbuildings etc.
Move your cars out of the way for ease of access for the viewers when they arrive.
During the appointment ensure you stay at least 2m apart from any visitors, or a room apart when the interior is being viewed or even stand at the back door or front door while the adult buyer looks around.
Dogs, children / juveniles and other adults out of the house completely.
When outside keep your distance and allow viewers to walk the fields and look at the stables/ outbuildings but not to touch any doors, handles etc.
Don’t spend a long-time discussing the property and your situation. Viewers can call Equus for more information if they want to take matters further.
GUIDELINE FOR VIEWERS ON VISITS TO A PROPERTY
Any children or juveniles accompanying the adult purchaser/s to remain in the car throughout the viewing.
One adult only should view the house interior at any one time. If the buyer has come with another person, then they would swop over and view separately. One to stay with the children in the car to supervise them for example.
Some properties cannot be viewed internally, if this is the case it is because the Vendors do not wish internal viewings.
Viewers are not permitted to open doors including kitchen cupboards /pantry/ boiler doors for example.
Viewers will be asked to keep the viewing as short as possible on the first visit.
EQUUS - Property Inspections / Valuations
Equus are now able to carry out valuations and property inspections whilst respecting the social distancing instructions of keeping at least 2m apart from vendors while at the property.
However, most appointments will be focussed mainly on looking around the exterior of the property such as the land, stables, outbuildings etc. and a brief walk round the interior of the house is all that is necessary as reference.
Reference photographs will be taken by the Equus Partner while at the initial visit to value/appraise the property and face to face dialogue with the vendor will be limited for obvious reasons.
Following the initial visit, the partner will then re-contact the vendor by telephone to discuss the potential market value of the property and prepare a follow up report via email.
